Hello I am looking for an accountant with real estate investment experience, preferably in Pennsylvania, as that is where I pay my taxes. :-) I currently work overseas, and own two investment properties out of state, and pay tax to Pennsylvania as non-resident filer. I am looking to eventually invest in properties in Pennsylvania, but at the moment I need an accountant to help me make sure my paperwork, business, and accounts are all set up correctly.

Can anyone recommend an accountant who is also willing to work with remote clients?

@Diane G. You may not see $250k appreciation, but you can come across 40% appreciation. We all have different strategies, but I am not going to invest in a tiny house that they want over half million for, and then lose money every month for the next 5 years hoping it is going to appreciate and not pop in another bubble. I'll take cash flow now on a $40k property. Because all of those little wins now add up over time like compounding interest. I've bet on the stock market and I've played slow and steady income on the stock market. My strategy is slow and steady.

@Stephen Franco, I think he's counting repairs in that 55% expense line (Income & Expenses line 7).

And @Ayodeji Kuponiyi, It looks like the property manager is a 50% partner in the deal?

Hello! I'm a newbie investor from Pennsylvania but currently living overseas. I am looking to invest in rental properties back in Pennsylvania but would like to talk to a "local" lawyer and CPA regarding setting up my business entity and record keeping for investing in PA. Does anyone have any recommendations?

-- I'm looking for REI friendly, I am new to the business, so I need someone who knows the REI business.

-- I'm also looking for people who are internet savvy/or at least email comfortable. I currently live in Korea which is an eleven hour time difference, so I would rather exchange emails than phone calls.

I think @Jeff B. has what you want. I assume you are trying to subtract 15% of the number, and not from 15%. so 14,400 - 14,400(.15) or as he posted above 14,400 * .85.

So, are you starting with a number (14400) and then subtracting off all of your expense lines? If so, you need to move that second d34 up to the front of the line, and throw the rest in parens like this:

=d34 - ( (d34*(d35+d36)) + d38 +d40 +d42)

Welcome to BP! I used to own a house over in Mahanoy City and I have some relatives in Pottsville now. I too am overseas and have been skeptical of the market in that region (I'm originally from the Hazleton area). The numbers seem really good, but I too would be concerned about vacancy being higher. Have you looked in to property management for that area?
