I personally would stay away from a PM company right now. Its one property, you can easily do this on your on. You need to learn how to do this by experience no by paying a company. Maybe some pictures of the property so we can see what it currently looks like would help answer your questions. Either way congrats and good luck. 

There are a lot of variables to this question. What is financial freedom? What is the number? 

The answer depends on how much is financial freedom for you and how much you can profit per door.

I typically only get a structural inspection done. I already know the properties I buy need work and generally know what I’m looking at. 

Also, if you have to ask you probably shouldn’t do it.

A strong W2 will help you in the future when buying real estate. In my opinion $70k won’t get you very far in real estate if that’s your only source of income.

Investing in speculation will catch up with you eventually, but if youre in the position to absorb the short term losses im sure you'll be ok. Congrats on the great gain though!

I have fifteen units and still have that fear in the back of my head. Im not sure everyone will ever get rid of it completely but trust yourself and know that you've done everything to prepare. You'll get better and better at analyzing deals and be able to see a good deal from a bad deal in a matter of seconds. You just have to take that first step. We've all done it in life. 

You rented them a roach infested apartment without informing them of the issue. Give them their money back. Yea you had to find new renters but guess what they had to find new housing.

I used to do flooring when I was just starting out in the rental game. Now I pay, too hard on the legs if you’re not used to it. 

If you’re young you should learn how to do it. It’s not hard. Even if you buy a couples tools and spend a few hundred on them you’re still saving money.
