yea but every property I’ve closed on the security and last would transfer to the new buyer at closing, would it not?
Maybe the seller wasn’t aware of your intentions to live in half? Next time make it known and in the contract you want one unit empty.

In my opinion its all about COC return. Why not own 5 units if they can produce the same return as 10 units? My concern when buying is COC returns and forced appreciation. I don't care if that is with 14 units or 50 units.

Definitely worth the money. Where I live the home has to have a passed sewer inspection done by the sewer authority within the last 5 years of the sale.

I personally wouldn’t. Typically mobile homes depreciate in value which is a big factor in building wealth.

Be cautious. Laundromats don't require much time to operate so if one is for sale there may be a reason. Be sure to investigate thoroughly. Id recommend learning how to do basic repairs or the costs of having a repair man come out for every little thing will eat your profit.
