Did you get estoppel certificates filled out prior to purchase? That could have given you a good idea if their rents are current. Other than that I hate inherited tenants. I have one that just this month cut off all communication with me after being the landlord for about eight months. Fun times.

Low rates, low inventory, high prices. Tough to be a buyer right now. I just recently got lucky and ran into a nice off market value add mixed use. My plan is to keep saving money and wait it out. Cash will make you king when things cool off.

I would say depends on your lease. Does it specifically state 2 people per bedroom or is it ambiguous? Also, are they month to month? If so you can have them move for no reason other than you’re not renewing their lease.

I would disagree with this. Short term I feel a 50k property would be more expensive than a 150k property. Once you put an additional 10-30k into it I would say it would be the same amount.

You talk about hard money so I assume you want to brrr properties. Ive never done an out of state brrr but it could be difficult enough doing a local brrr. Good luck.

My opinion is sell and don't purchase a new house if you're only going to live in it for couple years. I think there is too much potential to cause you headaches being an out of town landlord to hold it. Wait until your will be somewhere for more than two years before you buy another place. Too expensive to buy and sell every other year unless you're buying in a super hot market but even then that could turn for the worse. Good luck.

Some tenants will take kindness for weakness. Don't buy them anything, they're not your friend they're your tenant.

@L. Brown I guess. Turnover is part of the game. I just had a lease expire on an inherited tenant. They have been good tenants for the 8 months I've owned the property. She wanted to sign another year lease but I told her well just go month to month. I don't think the fact that she has a month to month tenancy makes her any more inclined to move out. 

Just my opinion, doesn't make it right.There are pros and cons anyway you look at it.
