This isn't scummy realtor behavior, this is scummy person behavior. I understand him wanting more for the property but he should've at least acted like an adult and informed you of his decision. 

I am friendly with my tenants but not friends with them.

Is it possible to write off 100% of the repairs/improvements in the first year instead of taking it over a longer term? I put about $70k into a buy and hold this year and would like to write it all off. I understand this may not be the most advantageous thing to do long term but I'm trying to save some tax money this year.

I currently have 14 units in a small market town near Pittsburgh. It is a very good market for rentals there is just no inventory. Its hard to come by multis and when you do they're usually only two units. My rentals cash flow around 5k monthly and I have a business that does well in addition to that. I have over 150k in cash/line of credit. 

I just feel stuck where im at. Ive worked hard to get where im at and now feel lost. I know I need to network better outside of my area as I feel partnering is the only way for me to grow at this point. 

Any thoughts or ideas out there for me?

Absolutely not. Girlfriend? That will end badly. Keep saving and wait until youre married.

Id say if you can afford to help them out then do it. If you can't then just do what you can. Like others have said its always good to have a small easily transportable refrigerator on hand for emergencies like this.

This post, in which the OP is just looking for attention, has nothing to do with RE and should be taken down at this point. This isn’t a therapy forum or a race forum. If you dont like RE investing  then don’t do it and leave the site. This site is to help people improve their future. There are good landlords and bad, good cops and bad, good doctors and bad, good people and bad. That’s the way life has been and will always be.

There is a difference between being a horrible person and also running your business. Some decisions in business are hard but necessary. By the sounds of it you'd rent to a tenant that clearly doesn't qualify for your unit because they have a sob story. That won't get you very far. Sure some people got the short stick in life but most times the "short stick" is self inflicted. I am extremely involved with my community in my other business but I didn't get into real estate to help people turn their life around.
