Tough situation caused by "maybe".
It's going to be a hassle for the tenant and more expensive if you try to paint an occupied home.
For your next vacancy, don't cut corners. Rent-ready homes attract the best tenants, who tend to stay longer, ultimately saving you money in the long run.

Managing Cleveland MF from the other side of the country sounds like the plotline for a movie that ends badly.
Do you have experience doing something like this?

I speak to at least 1 STR owner per day who is actively trying to get out from underneath their "passive income" that has turned into a job. I would recommend paying the tax penalty unless you are prepared to learn a new profession.

Is the property manager working towards an eviction? It sounds like they have the grounds to do so.

Showdigs is another great option for landlords in your situation.
Post: Smoke Detectors in Rental Properties

Quote from @Denise Evans:
An Alabama client of mine had this experience, but I think it is relevant nationwide. He had smoke detectors in all rental houses. It was the tenant's responsibility to test the batteries periodically and replace them. In at least one house, a tenant of many years had not done that. There was a fire and the house burned to the ground. The insurance company denied coverage because the smoke detector was not operational at the time of the fire. My brother-in-law, a fire marshal, told me that even if the smoke detector is a melted lump of plastic and metal, they can easily determine if it was operational at the time of fire. He said if operational, they will find evidence of soot inside the detector. No soot, not operational, no insurance coverage.
The lesson--the landlord should check all smoke detectors at least annually, and replace all batteries at that time, and invoice the tenant for the expense.
Hi Denise,
Thanks for sharing this. I was not aware that insurance companies could void coverage for this issue. The City of Phoenix has an ordinance that requires smoke detectors to have a 10-year sealed battery. This has become a best practice for all of our homes now regardless of their location.

Hi Vasudev,
Could you post a link to the listing so I can take a look?
No leads is usually an indication of a pricing problem but it could also be a visibility issue.

Congratulations on your investment!
Do you have experience as a landlord?
Are you local?
Do you have a network of reliable vendors?
Do you enjoy landlording?
Would you get more value out of using your time for another pursuit?

We continue accepting and processing applications until we have a signed lease and deposit. We aim to find the best applicant, which isn't always the first.

Could you share the zillow link so I can take a look at the marketing?
No interest leads me to believe you are overpriced. Rents are dropping especially in the sunbelt markets. Get ahead of your competitors price drops and adjust weekly until rented.
