It really depends on what your long term goals are. 

Are you looking to buy and hold more properties? From what I have seen of Spokane its a pretty great place to invest right now. If you bought an investment property how long would it talk you to make 77k? (Be sure to factor in mortgage pay down and tax benefits).

Your capex calculations look low. Unless this is a new build or recently had HVAC/roof replaced I'd probably plan for 10% if I were you.

1. They can do credit card, but there is a fee attached. Its free with electronic check/bank account

2. Not sure what you mean, yes it bills my tenants monthly.

I'd never recommend skipping the home inspector. Even if you are trained in that field it is probably best to get another set of unbiased eyes on the property.

Better to spend a few hundred up front for peace of mind, then be blindsided by a thousands of dollars in repairs later.

Nashville and Dallas are hot markets to invest in for a lot of reasons, but the overarching thing is they are considered "cool" cities to be in. This drives young professionals in droves.

It could happen in other parts of the country, and will. Eventually the job markets of Dallas/Memphis/Nashville/SLC will cool a bit and prices will be high enough that college grads will look to other cities and the process will repeat itself.

I dunno, its true that some people are lucky enough to have a leg up. But others have have shown that it is still entirely possible to succeed without it.

The key to life is to know how to play the cards you are given, not ***** about everyone else's hand.

My story is that I bought my first duplex with money I've been saving since a child. No FHA, just a straight up conventional loan. They told me I needed 6 months of mortgage payments in my bank account post closing, and I was a little short so I got ~$2000 from my parents and then gave it back after closing.

First deal is easy, its the next one that might be a bit difficult.
