maybe just me, dont go cheap on TP. you can buy inexpensive, but make sure it doesnt feel cheap. its worth an extra couple of dollars so guests dont remember that everything felt cheap

do you have the new listing discount on? starting so new, you will not be on the top of many lists as you dont have reviews that will help push you up. as you have probably seen, even with a competitive rate, Airbnb doesnt let you sort searches by price. They like to keep their algorithm hidden. As for pricing, you can use PriceLabs, Wheelhouse, Beyondpricing. You can also use the Enemy Method to check the rates of your competitors.

double check your outlay of costs on arbitrage. you may not be paying to buy a property, but you will have to furnish it, carry insurance, and pay the owner their money too. and at the end of the day, the owner can stop your "business" and take it off the market or sell it at any time. 

I will say, I lived on here for a few years. I bought my first place in Oct 2022. using what I learned here I feel comfortable about where I am at. Well reviewed and my  management processes in place. and one of the nice things, I am out-performing my neighbors and close competitors by 20%. all with only the knowledge from here and from Avery's book

what i always look at is 1st, bookings are slow everywhere. 2nd, what would drive visitors to the area? Decatur isnt exactly a hot spot. Now i have heard, blocking the calendar off for any bit of time will drop you in search rankings. have you tried using Incognito and searching for your property on Airbnb and see where you show up?

Identify your emergency suppliers. Who do you call if a pipe breaks at 7 pm? who do you call if the guest checks in and something is wrong? The AC/heat is out?  Might be worth talking to the people while you are there.

i like this coffee maker. people can do individual cups if they dont need a lot, or they can do a full pot.

seems to me coffee pods would be much cleaner and easier on the host ?  I know when i travel to hotels ( which is almost every month) I check for coffee pods and will choose hotel that has them  then i bring my own pods LOL  unless its a real high end hotel and they have the ultra coffee makers

 do your cleaners know how to clean the water repository on a Keurig? many dont and those things can get really dirty.

i think its very property and location specific. I have two 3 bedroom places, mostly families coming in so those romantic packages wouldnt be that popular. Great ideas, but the property has to match the package.
