I live in the Atlanta area. I would question those rental numbers. And no one is choosing a rental in Cumming if they have work or need to be near downtown Atlanta Metro area. Cumming is a very far out suburb. its 40 miles away in heavy traffic. probably 1.5 hours in rush hour traffic. It might be ideal for corporate travelers in the Alpharetta/GA 400 area, but even then, they would just rent a STR in the Alpharetta area. Cumming is mostly GA residents that want more house for their money than they get closer to Atlanta.

booking closer to arrival date is similar to last year. I agree about some flexibility, but disagree about shortening minimum stay requirements. Mine stayed the same from last year and didnt see any change in bookings. Guests are getting smarter in the searches, I think decor also plays a big part in getting guests. They will search 10, 15, 20 properties. Having something that was eye-catching or memorable will help them come back to your listing. That wall mural, bright colors, etc. Yes, some people wont like it, but it will help stand out in an ocean of STR's they are looking at. Make sure your bedrooms look good, the mom's are making most of the decisions and they are looking at where they are sleeping on the vacation. they know kids will sleep anywhere.

Now just waiting to see when he posts his review & go from there.
does your listing mention the sulfur in the water? were they aware of it before they booked?

Smelly water, no water, power outage this is pretty bad.
this is how i think. Yes, they absolutely should not extort you. But smelly water, no water, no power, leftover trash (if possible) does not make a happy visit

A company like Proper is going to cover you in almost every circumstance.
Proper was about $6k more than other options I found

im not sure you can cash flow nowadays on a 10% down unless you find an almost unicorn deal.
as for the OP, there is a lot of information on these boards, and this isnt the first time this question has been asked. If you search, you will find some great info
