 for the desk setup, in your Airbnb listing, it is listed under the Bedroom 3 description, that is why i mentioned that dresser. After going back, i do see the desk in the master bedroom pictures. I didnt mean to come off too critical if i did. Just thinking about feedback I received on my properties when i launched them, from guests. They definitely wont hold back. also might want to consider adding "Where you will sleep" in the Airbnb listing, so people will know there is a sofa bed. I saw the sofa bed listed in the VRBO listing, but not the ABB listing.

just a few thoughts taken with a grain of salt.

1 - too many pictures. im a big believer in less is more. for example, you have 10 pictures of the game room, 7 of the kitchen, you have a picture of just a nightstand with a lamp. also, add captions to pictures so people know what they are looking at.

2 - get something on the walls. they are plain, get something on there that will help people remember your place as they sift through multiple properties. Maybe artwork, maybe a mural (happywall.com has some murals/wallpaper for example)

3 - your listing shows 8 people, but for eating you only have 6 seats. what happens if 8 people are there? where do they eat?

4 - that lighted mirror/dresser table, to me, isnt a dedicated workspace. I am a remote worker many times and that would not work. 

5 - you say that all cars need to be registered, but dont mention any fees. If there is a fee, you need to have that amount in the description now I believe.

Now after all that, great looking place, good use of outdoor space, great area pictures. maybe add a high level picture that shows the property in relation to any attractions or hotspots (lake, ski lift, casino, family attractions) so people can see they are in the middle of everything.

looking back at this, I wasnt trying to criticize, but just showing that depending on how many properties you have, you can still give personal communication.

my cleaners take pictures and send. adding another person is adding more cost to cleaning.

my 2 DSCR's used short term rental estimates for rental appraisals. maybe its who they use for those appraisals, if they dont know how to check and estimate those rent amounts

Airbnb allows renters at 18, so understand that. There are exceptions available which you may qualify for. I suggest you look at Avery Carl's book, Short term Rental, Long term Wealth.

It’s not. I use OwnerRez and it is frustrating the discounts don’t move over to VRBO like they do Airbnb. I was hoping to set up last minute or early discounts in VRBO but no dice. Maybe other PMS’s?

 I use OR also. apparently they are working on it.
