I put together a report a couple of weeks ago in regards to the multi-family market in the area. I can't attach it to this post, but send me a pm if you would like to see it. Although there is a significant number of multi-family housing coming online this year, there is still a demand and need for it in the Treasure Valley.

@Eamonn McElroy Thank you! Are there CPAs that specialize in IRAs? or just any competent tax CPA? Same thing with attorneys?

I currently have a piece of development land under contract. There is an individual who owns 4.5 acres surrounding my property and I would like to partner with her to do a larger development. Her IRA owns the 4.5 acres, so I am trying to figure out some creative ways to structure the partnership or the best way to approach the partnership so that we can leverage the land as collateral for the development. Is it possible to purchase the land then use the IRA as a small private lender/investor then have another loan for the rest of the development? I just don't know all the rules. Any advice/experience would be appreciated.

Good questions David. I know the asset class, which is self-storage. I am wanting to nail down the property in the next few weeks. It will be ground up construction. I am putting together a syndication because I can't do the deal on my own, and it will allow others to get involved in real estate in ways they wouldn't be able to otherwise. My goal is to get to the point of syndicating several deals, but I want to take it one step at a time.

I would appreciate some help on best practices such as, the best way(s) to raise money, what are typical fees and expected returns? Maybe the ultimate question is where do I start, and what is a good road map? Any good books or resources out there to guide me through the process?

Hi all, I just recently moved to Boise / Treasure Valley, which is where my wife is originally from. I have spent the last couple of years in commercial development specifically storage facilities, but I want to learn how to flip houses. I am interested in flipping houses to purchase buy and hold properties. I also own a property management company, which focuses on single family, multi-family, and small commercial space. It would be great to meet more investors in the area!
