Active duty house hacking is a great strategy. There are a number of BP podcasts on the matter. The VA loans and the positive selection bias that comes with base properties and the kinds of tenants tends to work in your favor.

If you are planning on spending more time deployed, then passive options like syndications are private loans tend to be strong options. I know military contractors and soldiers that have gone that route. Some people also choose a mix of both.

Themeforest has some great 'Real Estate' themes for Wordpress. You pay a small royalty to the designer, but it is well worth it for the effort you would have to expend as an alternative.

One perspective is one of time and opportunity cost. Assuming you enjoy your job in software sales? If that's the case, you're going to benefit from the most passive route. Syndications would be a win on that front. If instead this is a unique opportunity to make a pivot in your day-to-day activities, then all the more active strategies are in play.

To be fair, it's a different dynamic up there. I imagine you'll have more staying power. It's a great place to visit. The city has a lot more negative pressure these days. Have a friend interested in wholesaling. I have not done it, so I am not sure about first steps. Particularly for online research, what platforms are the best for finding inventory? Do you use the big retail platforms (Zillow, Redfin, Trulia, Realtor.com)?

You have the right idea: going out-of-state. I am a big advocate of that approach, and I wear it constantly.

NY state has been tough for years, it's worse now due to the state legislative accomplishments and (likely) future plans in this arena. I do know that Charlotte has definitely grown in price quite a bit due to the huge influx of people to the region. I imagine there are a few areas there, but I am not sure if you will find great investment returns.

It's harder to find deals these days. For my money, I like Kentucky and Tennessee. I was in Virginia until a few weeks ago (sold our multi-family). Even that's getting tougher with a tax and inventory situation.

People here know this about me. I have been in the 'Get out-of-state as fast as you can' camp for 6 years. I haven't regretted it yet.

Don't get me wrong. I live here, it's a great place to make a living. The people here are great, I like my life. Just keep your wealth safe, in another state. Feel free to shoot me a message if you need ideas.
