Hi all,
I will be converting an open area into a bedroom but wanted some feedback on what external, not duct-related heating elements have worked best for others, particularly in the San Diego area. Anyone have any brands or model numbers of forced air heaters, electric radiators tied to the wall, etc.? Any advice on acceptable heating units that would satisfy the requirements set forth by the IRC and any other local CA ordinances would be appreciated!

Any hassles using a 203k? BP podcast 357 (somewhere between the 10 and 20min mark) really describes this option as being a complete last resort tool... apparently lots of paperwork and potentially late payments to contractors.

Hi all,
I always see listings for "Manufactured Homes" (not exactly mobile homes if you see the pictures in the example listing linked here) that seem super cheap... They look livable just like a typical SFH would be but I'm sure there are list of cons associated with these types of properties - or maybe not? Does anybody have any experience with these types of properties? Looking for both the pros and the cons here. Do they rent out tougher? Do they appreciate at different rates? Are there certain state regulations that limit these properties' ability to make for a good investment / house hack? Etc.

Hey San Diego investors,
When analyzing your deals for purchasing rental properties or properties to house hack, what are the norms for sewer and garbage costs that an owner should expect to pay? Are these statistics published anywhere? Do they vary by town? By property type? By neighborhood? Etc...
Any tips would be appreciated - just trying to find some more direction to get accurate numbers in my analyses.

Would this apply to owners that are house hacking? Especially in a SFH when you are renting by the room, wouldn't it be expected that you will be slightly biased as you choose your renters since they will also become your roommates?

I was going to have a similar reply to @Ola Dantis. Show her a win-win or at least as close to a middle ground and you can both walk out of this somewhat happy. Right now she's got a problem and as an investor you're probably better at solving problems (harsh truth) so what can you do?
A) Let's say you build her that fence. You call her and side with her - you only want her safety. But explain that this situation came at her own hands, and a fence is an unexpected cost. If you're empathetic in conversation, maybe convince her to go in 50-50 with you. Hey, now you're property has a nice new fence and its value has increased (at a discount thanks to the tenant). This won't solve everything, but trying to build the fence does show that you're listening to your tenant, and this tenant sounds like she has the type of personality that craves an audience.
But say she opposes this idea...
B) Reaffirm what going to court looks like - does she have any experience doing so? Does she realize the amount of money it will take to solve this there instead of simply with you in person? If money is her primary concern, find out what the law really says (such as what @Kyle J.was saying), be truthful in what she will end up having to pay, and see if she will come to terms with the situation.
