Here in Washington, we have CBA which is the commercial broker's association. They cover all of Washington and a couple other states over here. Even as a CBA member though, I have to go to Loopnet, CBA, and several other sites to try to "cover" commercial properties including directly to some of the national brokers.

Commercial real estate is all about relationships. You'll want to make friends with some commercial brokers but this will be an uphill battle. Those guys don't waste time, they don't work weekends, and they are usually looking for the next BIG deal.

Use Loopnet and google to try to find the types of properties you are after, then reach out to a few of the listing agents and see who bites.

 I thought only southerners used the term "herding cats"!  Thanks for the tips

I'm based out of Atlanta, Ga and just curious what everyone else uses to find your deals.  GAMLS seems to be the go to for residential.  What about commercial? What sites/services do you guys use?

@Jonathan Masiello yes and yes. You are smart to limit your personal liability with a Limited Liability Company and should continue to do so in the business you conduct.

If duct work is still there I just got quoted 7k on a slightly larger home here in GA.  Hope this helps

A class Roswell, Alpharetta, Vinings, West Paces, Buckhead, North Druid Hills

B class Midtown, Inman Park, Howell Mill, Grant Park, Glenwood Park, Cabbagetown, Decatur mainly Ponce

C class East Lake, Castleberry Hill, East Atlanta, Memorial, Parts of Decatur, Almost anything on the belt line would be B-C

D class West End, East Point, College Park Downtown?, south of East Atlanta like Constitution rd

E class Bluffs, parts of West End 

Most potential I see right now is around Tyler Perry Studios
