I have a rental home in the suburbs of Portland, OR (in Clackamas County) and have been asked by two separate people if I would consider renting it out as an adult foster care home. My other real estate is SFR so I'm not familiar with this type of tenant. The issues I've thought of so far...

damage to home from medical equipment / biologicals

extra insurance requirements for landlord

income stability

I'm sure there are other things.  Does anyone have experience renting out to adult foster caregivers and have any insight to share?

It's just like anything else, there's the Folgers and the Stumptown.  The market seems to have space for both top-shelf and the bottom-shelf (the $400/lb).  Lean operations and smart business decisions are important as margins continue to shrink.  Over the past year flower has decreased from 60% of the market to 50% of the market, so oils and edibles are increasing their share.  My guess is that the next year will see a lot of producers exiting the business and some consolidation (m&a) activity.

Great conversation!  One other benefit of a college education that hasn't been mentioned is the critical thinking, analysis and thought processes that can be developed.  Think of the differences between a liberal arts education and a vocational education.  Skill building vs. thinking.

I know when we opened a HELOC with our local credit union, they didn't need to do an appraisal. They looked up the value in some system (sorry can't remember which one) and used that. If I wanted a higher LOC then we could have paid for an appraiser to get a higher valuation. Good luck!

They generally give that info over the phone, depending on how many you want.  Your best bet is to stop by and talk with them.
