@Gerald Demers @Suzanne Mark Thanks. How do you tell if it's a "good" group? Do you go by the number of members or number of deals? I wasn't given an option to come as a non member or guest but I think I will ask. $300 is a lot to shell out without knowing how active the group is.

I'm thinking about joining a local REIA club for networking and partnership but the annual fee is $300. Are any of you in these type of clubs? Is it worth the fee? I'm new to this so I don't know if all clubs charge.

I talked this over with a real estate broker and absent a short sale or a foreclosure in which I can deal directly with the bank, I don't think this is a good deal for me.

While looking for houses in Los Angeles, I found a house that is in pre-foreclosure with a 115K tax lien against it. If the buyer doesn't sell, it will be forced into a trustee sale. Frankly I think the house is a little over priced as he bought at the top of the market so I'm not sure it will sell at that price. Can this house be bought outside of a traditional 30 year mortgage? I'm still learning about creative financing. Is there a way for this house to be bought using creative financing/no or low money down? I appreciate any advice.

Congratulations and way to stick to your guns! Getting the tenant out before closing was very good business.
