@Matt R. $400/mo? Whoa that must've been the 80s lol. It's alot more than that now. Thanks for the tip I'll check them out. South LA is even expensive. Those houses sell for $200-$300K so I think out of state makes the most sense for me.

So nice to hear from everyone! I should've logged in sooner. 

@Ali Boone Yes it's beautiful but the prices..whoa. Looking out of state makes sense.  

@Steven Bond I haven't found a market yet. I'm still doing my research. I was thinking Vegas because it's so close but after hearing a few podcasts, I'm not going to limit myself to the western region. 

@Douglas LarsonI thought about San Bernardino. I don't like what I've seen so far but I might keep looking because you never know. I agree creativity comes in handy esp. out here.

I love the California sunshine but real estate prices out here are insane. I found this group on You Tube and right now I'm kind of OD'ing on real estate videos:) I haven't bought anything yet. Right now I'm focused on learning but ultimately I would like to buy and hold multi unit residences and single family homes outside of CA. 

I look forward to connecting with you all.
