I'm an out of state buyer looking to buy a SFH in the Anderson/Indianapolis area. My credit union doesn't do out of state financing. Should I start with a real estate agent and let the agent recommend a lender or find one myself? Do local credit unions finance mortgages for non members or should I look for a bank? Any suggestions are appreciated.

I've been told 25% down for investment property by two different lenders. However, if you're buying a Homepath home it's only 10% down.

@Casey Speer where are your rentals in Anderson? I'm looking in the south and east 46012.
The new wrinkle is that Anderson has a large population of sex offenders esp in 46016. With the exception of this one house, I am not going to look in that area anymore even though it has some nice streets.

Yes I noticed that too. There's not a lot of activity in Anderson and it seems like a depressed town in some parts but they are trying to lure big corporations. I found a 2/1 in good shape that just needs a little paint on the inside that I can buy in cash. I have a relative who will rent it from me until she can buy her own house. Then I will need to find a renter. I was thinking about calling property management companies to see what it would rent for. I think somewhere around $600. I thought about Noblesville too because it seems to be a popular market but then I would have a mortgage. I like the idea of owning a house outright. Thanks for the feedback!

I just got back from a trip to Indiana and had a chance to look at properties in Indianapolis and Anderson. I found a house I'm close to making an offer on in Anderson. It's in a low crime and well maintained area in Northwest Anderson. From my research, Anderson is not the hub of industry. There are a few big companies that moved in the last few years but they're still struggling to grow and there's a lot of houses for sale. For the Indiana investors, do you invest in Anderson? Would you recommend it? Are you able to attract renters? This will be investment property for me to rent out.
