Yes, I’ve uses TREC to wholesale. You can say “this is the standard state contract that all realtors and license professionals use to protect you as the seller and myself as the buyer.” 

so they feel comfortable signing

I know the montgomery county area very well. I door knock myself and I could help with your boots on the ground efforts. If you need anything or just advice on an area or property i'd be happy to help. I'm not a real estate agent but I like to think that I know this area better than an agents

Social media, mainly Facebook ads, & create them hyper-local. For example, I have an ad of a large highway going through town that everyone knows of, my photo is black & white and from the 50’s when the highway was first being built. 

Websites & social media is under rated for real estate in my opinion.

You can spend $300-$500 month on this max. 

I would also send mail to non-owner occupiers, who are also, -behind on taxes - past due HOA -or behind on water bills

I would also look into different software services like call rail to track your calls and kpi’s For marketing campaigns along with a solid crm. 

Also, give way t-shirts @ events like high school football/basketball games with their logo on front, yours on the back

Usually it is no problem to "assign" a personal contract that you signed with your name to your partnership LLC's name

400 squ ft for 50k. 

Not a good deal man. You are narrowing your renter pool by a huge amount.  Buy a NEW Mobile home 1,000 squ ft 3/2 for 35k and get if financed easily
