All is good, most leases say something along the lines of if they expire they'll extend month to month and the tenant just needs to give 30 day notice or something to stop.

I did close mine up, in reno now...I'm all up in the USF market but I personally wouldn't consider this location...too far down the numbered roads and too close to the state streets if you follow.

Seems that they were trying to give you 30 days notice but depending on exact dates it's a little short. What does the lease say? In some cases there is a 30 or 60 day out. 

If nothing in the lease says how they can get out early ie sublease/release/buy out/termination. Then it's up to you, not them. You offered them a buy out which is totally normal. A place I personally rented and needed out early required 60 day notice and 2 months, plus I had to pay the rent for the 60 days of "notice time". 

I would call your attorney and get a response letter put together asap. Need to let them know that you are not accepting their notice as is, and that you will hold them to the obligations of the remainder of the lease unless they follow your set buy out steps.

The plastic anchors are drywall anchors to be used if a stud cannot be hit. However, if this is a big time shelf for clothes and such I would 100% find and hit the studs, no question.

So for us, they're students and receive financial assistance from their country. So they'll have a form showing how much they receive. As long as they have that we don't check too much further in. Rarely, if ever have I had a problem getting rent from international students out of the hundreds I've had come through.

We do this all the time, nothing to worry about. We run them through our normal background and credit check software. Often it comes back blank which is OK. Note that on most background checks it would pop an alert if they were on any watch lists or anything. 

We collect copies of either Visas, I9's, or there is sometimes a school specific international student form that has good info on it. Unless they have a host parent or something to those lines (an American who could co-sign) then we require last 2 months rent up front. 

Yes, it's kind of a shot in the dark but if they pay your deposit and don't pop on any of your other checks then run with it. We have probably 20% international students and only 1 or 2 every year bounce early...never ones from Asian countries though.
