You need to verify the name for the report. A Jr. is legally different then a II. Use a SSN if at all possible.

Just drive from St Pete or CLW into Tampa at 8:30am one morning and you'll confirm that plenty of people work in Tampa and live in surrounding areas. I'm not into condos but I can tell you that there are plenty of townhomes and other "complex" rentals that you can buy all over the place here. One thing I heard discussing condos is to look into the status of the HOA and determine if that's a business partner you want to have or not. If they're bleeding cash or don't have it together then I wouldn't want to do business with them.

One of those things that people dont think about when they're walking a unit. Side note, I think this might be the first time I've heard of tenant having to provide a fridge...is that norm in your area?

They'll either be drywood (bad) or subterranean (worse). If subt. then you'll need to treat the exterior of the building and the ground. Drywood are swarmers and can be treated at the source by foaming agents. Have someone check it out and see, also, check your state laws on whether you can use the chemicals needed yourself or not. If you are allowed to, pay for it one time to watch how the pros do it then just do it yourself from then on out, it's not rocket science and 100x cheaper.

Just deny it, Section 8 is something the landlord has to get registered with. They do their own inspections and all kinds of stuff. If you don't accept it don't be discouraged to tell them "We don't accept Section 8, sorry." We get traffic all the time asking. They know they're on vouchers and they know if we don't accept they don't want to live here. Don't feel bad denying them.

A fresh coat of paint and some new hardware/light fixtures will make it pop. Hop on pinterest and poke around...there's tons of DIY stuff you can tackle in a weekend that might make someone be willing to pay more.
