Curious how OH did in the last downturn? If it's anything like OKC you could be in a good place. Our lower-income/low crime neighborhoods are what we call C class. We held rent rates (and property value) in B and C class!
Alyssa, yes I'd agree on the C-Class neighborhood classification. In talking with locals I believe Columbus was pretty similar to how you're describing OKC in relation to rent rates, not a terrible drop in these neighborhoods. I think average property values in these areas suffered quite a bit (20-30%) but I plan to hold these long-term for cash flow and am not necessarily concerned about cyclical property value.
I've seen you active on the forums talking about OKC quite a bit. I've been researching it here and there again lately as time has allowed. Seems like you've got a good pulse on it.
