My area, North West Indiana is also a good price to rent ratio place :)

If you ever want to diversify areas, hit me up.

I'm a long time member of our local Investor's club too.

Again, great story you have going.

Thanks Tim! That's great to know, I'll keep you in mind for sure. What would you say are the average price-to-rent ratios you're finding in NW Indiana?

Appreciate the breakdown of the strategies you used, along with the lessons learned from each one. Great work!

Thanks Lauren! Glad you appreciated the time I put into posting this. Took quite awhile to gather the information and organize it but based on all of the positive feedback it appears to have been worth the effort.

Awesome job. The amount of detail you included in this post is amazing. I am in the education phase right now. I am listening to Bigger Pockets podcast and joining as many of the webinars as I can. Still working on deciding what niche to invest in and where. Looking forward to jumping in later this year or early next year.

Christel, thank you I really appreciate the feedback. Sounds like you're on the right track. Just gotta take that leap of faith once you feel comfortable. If there's anything I can help with along the way don't hesitate to reach out.

@Caleb Heimsoth Caleb, thank you for your honest input. I’m not sure I agree with all of it though. How do you figure $5k per turnover? Are you assuming a $5k loss in revenue, or a straight $5k loss?

I’ve had very little trouble filling these rentals so far, and the neighborhoods are in low crime but lower income neighborhoods. When the recession happens, rent will likely go down a bit, but I’d assume rentals like mine will be more attractive to those that need to downgrade.

Curious how OH did in the last downturn? If it's anything like OKC you could be in a good place. Our lower-income/low crime neighborhoods are what we call C class. We held rent rates (and property value) in B and C class!

Alyssa, yes I'd agree on the C-Class neighborhood classification. In talking with locals I believe Columbus was pretty similar to how you're describing OKC in relation to rent rates, not a terrible drop in these neighborhoods. I think average property values in these areas suffered quite a bit (20-30%) but I plan to hold these long-term for cash flow and am not necessarily concerned about cyclical property value.

I've seen you active on the forums talking about OKC quite a bit. I've been researching it here and there again lately as time has allowed. Seems like you've got a good pulse on it.

Excellent job and commitment on the process!

I am looking to do the same thing in the Arizona area.

Thanks Ryan! How is the Arizona market? Look promising? I have done very little research there.
