    Welcome Devin!  You'll find that wholesaling is a controversial topic on here.  My advice is to learn all you can about all the different approaches to real estate investing. Treat wholesaling as one tool in your tool belt, but don't focus on it as your sole business model.

    We've used Prospect Now for a few years now, and it seems to provide the best numbers.  Not great for people who are hard to find, but for your average person, the numbers have a high success rate.

    If you don't feel comfortable with the agent dual representing both parties, you should be able to seek your own representation.  It would be an ethics violation if the listing agent tries to persuade you not to have a professional advocating for you.

    If you are a confident in the valuation of the apartments, then you could definitely probably save some money by hiring an attorney, but make sure they can advise through the whole process. Since it's not listed, you should ask if the seller is offering compensation for a buyers agent. If they are, then you can bring in your own trusted agent to represent you and the seller will pay for it. If they are not offering consideration for a buyer's agent, then your options are to go without representation, you or your agent could try to negotiate their compensation as part of the deal, or you could pay for some or all it yourself.

    I think anyone who has done more than a handful of wholesale deal has been burned or would have been if they hadn't stuck their guns and been super careful. I've had wholesale deals run into issues with redemption rights, title issues, earnest money disputes, limited property , hidden material facts, and closing timeline discrepancies.

    Most of these issues were caused by short sighted business practices, a lack of transparency with sellers, and poorly crafted contracts. There is a reason why most states want people brokering real estate to have a training certification and a code of ethics to be held too...

     Senior citizen nude pics and log in the toilet?  Yikes.  If we're counting things SQUATTERS have left behind, my list can get REAL WEIRD.  German dungeon porn, drug paraphernalia and all sorts of bodily fluids in different containers and locations.  Cleaning up after squatters is never boring.  Like a scavenger hunt from hell. lol
