Hello all,
I am currently looking for a land contract property 50 miles of the 48060 zip code (Port Huron, Michigan). I am looking for this type of property to move into it for myself and my wife as our first home, NOT as an income property. I'd prefer not want to go through the bank/realtor - that is why I am looking for land contracts.
Specifics:
-land contract
-preferably in the country with at least an acre or so
So if there are any investors out there looking to sell some of their "inventory" and are willing to be the bank, please contact me!!!

Hey, welcome Kevin! I am a new investor as well in the Port Huron area. I have been doing the same thing as you, just making a plan and educating myself. I am attracted to the rental strategy the most as well and have been looking for a duplex to buy to hi-jack. I found this to be the best way to start with my limited cash on hand and overall lack of experience. I am finding that duplexes in my area are not exactly in high demand, and therefore are actually priced pretty cheap, if not the same as single-family homes - and most that I am finding already have tenants in one side - what a bonus!
But, anyway good luck to you man. Maybe we'll meet at a REIA one day (I'm going to start going to them more often and Macomb County is the one closest to me).

Hey John, that's great to hear. I love hearing success stories, especially when they come from someone who lives so close to me. Maybe we could meet up sometime and help each other out. Everyone says the first is the hardest and I am definitely in that boat at the moment, especially for financing and finding a lender that understands what I am trying to do. I am also saving at the moment while I learn the basics. Also, a lot of people have been telling me to wait until the presidential election because it will shape the economy in the near future, so I have just kind been banking extra money and learning all I can. Just out of curiosity, did you make enough of a profit on your first deal to motivate you to continue on with it?

I have heard about these toastmasters clubs, but never really gave it much thought. I will look into this more. I know that if I can get through this obstacle (which is mostly in my head), I can do anything. So I think maybe I need to fix that before anything else. Great stuff. Thanks again

I have problem.
At this time, I am acting as a sponge and am in the process of educating myself the basics of real estate investing. I have the principles and theory of it down in my head. I understand the strategies, the numbers, exit-strategies, financing, and the need for marketing techniques. But the hardest obstacle that my mind seems like it will never be able to get past is going up to sellers, lenders, buyers, contractors, and really anyone involved in this lifestyle, and trying to speak intelligently about something that I've only read or listened to about. And I am also very introverted and shy to boot!
I want this lifestyle more than anything and am willing to put the work in. I am treating this as a personal business venture, not a get rich quick scheme and have even contacted an attorney (for entity set up advice) and started a business plan. I have joined BP in hopes of connecting with like-minded individuals and gathering as much info and advice as possible. But I just can't seem to get past this invisible wall of me overthinking things and becoming "stage struck" when its time to start talking to people and making moves.
Is there anyone who may have some advice for a shy person wanting to make their mark in real estate? How do I overcome the fear of speaking to experts in the field, when I don't have anything to offer them? Or how can I overcome the fear of public speaking and shyness in general?
I realize this may be an odd, off the topic real estate question, but its the biggest one on my mind at the moment. Any advice or help would be greatly appreciated.

My Strategy: I want t focus mainly on rentals, but also would like to take advantage of other strategies like wholesaling and flipping if the opportunities arise.

Hello,
I am Tyler. I'm 27 years old and I am a newbie to all of this. It all started about 6 months when I read a book that everyone had always talked about, but I never really gave much thought - Rich Dad Poor Dad. When I read this book, it's as if everything that I had been searching for and everything I had doubts about (like my job and how I was going to become a person who didn't have to live paycheck to paycheck) all of a sudden clicked together. I remember thinking to myself, "how have I not thought of this before - it makes absolute sense." Anyways, since then I have been educating myself (I was a sucker and bought one of their courses, a bit overpriced, but I am still glad I did it.) on REI.
Honestly, I wish I would have found BP before signing up for the guru's course, but as I said I have no regrets. I intend to make this my full time gig by the time I am 30 (meaning I'll be able to support myself without having a 9-5). I am very excited for what the future may hold for me and any one else who's interested in getting into REI.

I heard this in an audio book (titled, "The Choose Yourself Guide to Wealth") I was listening to today and I thought it fit into this conversation nicely. His premise being if you are vigilantly patient when in any negotiation, the results will be immediate, whether you get the expected results or not. So hang in there, and be patient - the results will reveal themselves to you organically when you are ready for them - whether you expect them or not.
