It can be done, but you really have to have great communication with whoever you hire to do the job, with clear expectations on time frame, quality of materials and workmanship. Have them send you pics of progress everyday and hold them accountable!

Depends on your resale price point. That 20" porcelain Tile I use in kitchen/bath/utility areas. If you can spend a little more on a glue down engineered flooring,I think it makes a difference with buyers, especially as they walk over it. Either way, just make sure it is installed correctly, preferably by the pros, and you should be fine.

Agreed, most of these are blue collar areas. School districts are a big factor in long term rental demand:

South Arlington (Mansfield ISD), Keller ISD have great schools.

Sounds like you are definitely persistent, but if 3,000 letters and 2 years hasn't netted you a deal, something has to change in your approach.

Have you actually viewed the property or are you just crunching numbers?

City of Lake Worth can be sticklers about rental inspections, check with them To see if there are any outstanding violations on the property.

Picking it up for 70K is a long shot, but 200K asking price seems high to me for Lake Worth.

Would not hurt to consult legal advice on any Sub 2 deal, as there are some Texas Property code requirements that most investors have no clue about. Due on sale is one of many concerns that you want to address including title policy, insurance renewal, escrow accounts (property tax impounds can increase with homestead property tax changes). Some things to think through.
