Contact some solid local building contractors, especially those active in your local REI groups. They may be interested, or will know other contractors that may be interested. Make sure you get your rehab repair numbers correct on these deals.

Agreed, go with a local broker or mortgage banker. The fact that it is a condo will entail a few more hoops to jump through, but the numbers look like you are fine, even better if you have 2 year landlord history.

Congrats on taking the steps to get going. Your buyers list is imperative, so grow that daily. Implement automated approaches
to your efforts (ie websites, squeeze pages).
Don't forget simple things like bandit signs and car magnets too.

Taking over payments is not illegal. The lender could exercise their "due on sale" clause if the seller deeded you the property, but they have no reason to if the note is being paid on time. Lots of these deals out there, so make sure the owner is motivated--taking over payments (then putting an owner finance buyer in place with downpayment, via a wrap) or a short sale are the only options here.

I would suggest focusing on homes in 1 specific zip code--a zip code that investors want to own rental property in. Mail yellow letters to vacant property owners in that area--you have to have the phone ringing to make offers. Heck, knock on doors if you have to. Get plugged into a local investment club to find buyers in your area that can close, with cash. Your on the right track, just don't get discouraged--it takes a while to get a good wholesale business running.
