Semper Fi! Kenneth and I are bother actually Marines as well. We definitely gotta get together for some beers. 

I bought my first property with VA loan and I'm actually still living in it because I like the house and location and haven't had a desire to move yet. Kenneth got his firstborn property with a VA 0% and lived there for about 6 months before he bought a new primary residence with a 3% down conventional loan.

Some people think that VA requires you to live in a property as your residence for 12 months before purchasing another primary, but that is not the case at all. Kenneth can attest to the fact that it can be done more quickly if you play your cards right.

Hey Jermaine - fellow veteran and DFW real estate investor here. What branch are you separating from? If you are eligible for a VA loan you could get that first property as a primary residence with 0% down and no mortgage insurance. That's the way to go! House hack that sucker, and then move to your next primary residence and convert the current one into a full rental.

You can definitely get creative and find some ways to get some rentals and do some flips with very little capital invested. Check out some meetup groups out here when you get in town. @Kenneth McKeown, another fellow veteran would probably be glad to meet up for lunch or dinner and help you understand the market better and start looking for some properties.

@Aman A. it is great that you have discovered BP. This is a wonderful resource to learn, networking, and help others. What makes you want to venture to out of state rentals? Is it just because the Seattly market is so expensive that it is hard to find a good cash flowing rental?

I'd 100% recommend @Kenneth McKeown as you investor-friendly agent in the DFW area. He's originally from Washington. He and I are actually planning a trip to Seattle in June. Maybe we can get together at an REI meetup when we are in town!

@Kate Binion $2k seems high. Why would it be 3 returns under one LLC? The LLC should file one return, and have 3 properties owned, but not 3 different tax returns.

@Linda S. sounds more reasonable. 

At my firm we would do bookkeeping for 3 properties under one LLC for $250/month and the tax return (if you did monthly bookkeeping) would be about $750

What are your goals in 2018 to get started? What’s your focus - rentals, flips, or other? You’ll quickly realize there are many different strategies and options in real estate investing
