Happy New Years all ! What books would you recommend to a beginner investor?

@Chris Seveney Thank you for the response, I think in essence you are saying, I'd better put my head into a book and stop looking for the lazy way out. Just what I needed to hear, thanks for not sugar coating it ! Happy New Years as well !

you the best results thus far?  My operating location will be Houston, TX.  Specifically what I'm seeking is opinions on what the safe , not overly saturated , more than likely not too popular (because it requires too much legwork) method is for Investors with a smaller amount of (under 10k) start up capital.

Have I potentially lost this deal?

She= The customer, who will remain anonymous for obvious reasons.

I managed to negotiate a good price on a 3/2, 1300 sq, earlier today, on the NW side of Houston. She seemed happy and set with the price. Her story was that she wanted to move to FL, but it was very inconsistent. She said such things as "I don't want to live here any more I don't see why anyone would" one second later "I could live her for 2 more weeks, 2more months if I have to, I don't have to leave". We last talked and she told me she would tell her realtor to hold off, because she would list it on Thurs. I checked the home today via google and its already on the market. She said however IF I managed to line up a cash buyer I should contact you. I feel like I shouldn't alert my buyers network for something that isn't cement. I feel it makes me look in-reliable.

In this type of scenario do you bother to follow-up? Or mark it down as a loss?

Its ironic, as I was checking this thread, I received a call from a potential seller. I'm going to continue as Jerry said, simply adjust and adapt. I just wanted to make sure I wasn't doing something DRASTICALLY wrong with my mailing campaign.

My sample was very small, so my next mailing campaign will be a bit bigger, as Mr. Scott pointed out.

I plan on touching on a couple different things, so please bear with me.

1. I recently sent out about 110 letters(leads were obtained via usleadlist), regular postcards, with the typical " My name is etc, I'm an Investor in the local area looking to buy... " heading. I believe my mailings hit their targets Fri. Thus far ,I've only received 1 call from a non motivated, not selling prospect.

This tell me I need to refine some of my marketing tactics.

This also tells me I need to take more action.. So I've decided to step it up and go door knocking to pre-fore. leads in my area using one of the listing websites ( specifically for Houston. Any and all advice pertaining to this new plan would be very much appreciated.

2. Once your mail has hit its designated target, how long on average do you wait to begin marking it as an unsuccessful campaign, or atleast follow-up prospects.

3. Besides Listsource, what are some recommened list services? Or is choosing the list source not as important as I've been told it is? I'm following up with every call that comes in and planning to hit more categories as this first mailing targeted Absentee owners mainly. The next one will be for pre-foreclosures, and Inheritance.

I've been searching for this one thread about pulling comps,calculating ARV, and repairs, all that good stuff. I've used almost every keyword that I THOUGHT would help me find it, and still nothing. I'm praying it wasn't deleted. It was a VERY detailed long topic about pulling Comps and such without a realtor to aid you. I believe the creator of the thread was a female, and it had numerous formulas and such. I really want to locate this topic before calls start flooding in.
