I'm looking to whole sale this property btw

I'm gonna ask all the serious questions tomorrow some things I'm thinking ill need if I need to meet the seller..

-comp. sales (any recommendations on where to get these from)
-Make sure his property has atleast 60% equity as i read that properties with no equity and loan amount remainders almost equivalent to the amount of equity are tougher to sell..
-also a pre-filled out contract sales sheet

any other things I should know??

Im a new whole-saler in Houston, looking for partnerships and birdogs. I've already joined a couple groups via "Meetup.com" And am looking to develop a sustainable residual income from this new "whole-sale'ing" method I kept hearing so much of..
