Will- And not to take away from everyone else's response but your answer is spot on.

I love this site soo much, people are very informative and quick to aid others. 2 Thumbs up bigger pockets.

Mel- I've learned that, as me and friend are going to invest in some direct mailing campaigns, and target Absentee and Inheritance owners. But again thanks for your feedback and best of luck to you as well!

Bill,Charles,Steve- Thanks for feedback and advice as well

More specifically, I meant to ask. From a wholesalers point of view, for me to use a:

subject 2

or

wrap-around mortgage

or

short sale

what criteria's need to be met on the sellers behalf?

Such as:

-Subject 2's

-Wrap-Around Mortgage's

-Short Sale's

Thanks for the Article, very informative for newcomers such as myself!

Loved the meeting! Can't wait until the next one!

I spoke too soon, optimistically speaking if the traffic isn't too bad I hope to be there!

Because of the stress and emotion usually involved, the seller needs to feel comfortable with YOU!

Yes sir! Couldn't agree more, I'm still learning but slowly and steadily making progress. I'm following the method of allocating my buyers first. Then focusing on my leads.

Unfortunately I won't be able to make it tonight, I have a scheduling conflict with one of my personal training clients. However I hope the meeting goes well! I look forward to seeing you all at the next RICH club meeting!

How much do they owe?
How much is the house worth?
What is the mortgage payment?
What is the rental value?
Is the mortgage payment a fixed rate and not an arm?

thanks for offering help, I actually passed on that deal, had some fashion shows to nail haha, but I'll definitely look your way once I lock in another potential lead. Again thanks everyone for the feedback, and yes Andrew I now know why you say if the seller begins with "I want" to hang up.
