@Mark Cruse what I have realized though, a good deal is relative to a persons personal goal. So a good deal for me, might not be one for you. So as a newbie I have realized you have to set your goals and work backwards from that, or else you waste a lot of time on deals that don't truly make sense, but it could make sense for someone else.

Let's say you find a property that is SFR 2/1 which plan on turning into a 3/2 because it has the square footage to do so. Do you estimate your ARV based on a fixed up 2/1 or do estimate based on a fixed up 3/2?
