So I am out hunting my first buy and hold investment in Baltimore and ended up driving in the Burleith-Leighton area which BCCC is located and Mondawmin mall is in close proximity along with a MTA bus terminal. What is market rent in this area for a 3/2 SFR? What is ARV in this area?

Second area was the Patterson Park area along East Baltimore Street.. definitely seems to appeal to a much younger populace and Johns Hopkins is close by. What is market rent and ARV in this area for SFR rowhomes?

Third area: was in the beechfield neighborhood, ended up on Random RD (random is the actual name of the road) and a off market 2 unit multi is in this area and I am thinking ARV is $160K but existing gross rent is $1425. What is a good price to buy at in this area and what's market rent?

@Ian Barnes I have connected with hard money lenders, but the 13% interest rates definitely blows the deal out of the water and with 4 points for lender fee (and yes I am newbie). Right now I am resorting to borrowing from friends for a 6% return and 2 points up front for a total of 8%. Also, looking into conventional loan but those are not too appealing for off market deals when closing quickly is a huge leverage.

@Julie Hassett this is awesome! I loved the fact that you gave a run down of your project from start to end. I had a property under contract just last week in Belair-Edison, but I walked away from it after the inspection and contractor walkthrough. It was just not worth it, I am currently still in the market to secure my first investment property.

@Art Perkitny which of the header description should be selected on the map to see this info? I have been using the map to see median household income, unemployment rate, poverty rate and major developments in areas. But I never saw this risk factor map.

@Charlie Anne your realtor is focusing on their commission. You need to have concrete comp, so realtor needs to show how they arrived at that ARV.

I am looking for a licensed contractor in Baltimore City to provide me with a repair/rehab bid for a single family home I have under contract. Any recommendations?
