When adjusting comparable sales to your subject property. How do you know the dollar value you adjust each criteria (bedroom, bath, square footage) by? I have been looking at comps and see in the adjustment that if your subject property has 4 bedrooms and the comps has 3 bedrooms, then you adjust up for the bedroom but I don’t know what is the dollar value I should adjust by.

@Steven C. HomeAdvisor is a good way to start. Just type in what is it that you wish to determine cost for and it can provide a general cost estimate in your area.

On the bigger pockets fix & flip calculator, is the purchase cost on the report the intended offer price or is it the maximum allowable offer? I am getting negative numbers for the MOA. Help!
