Yeah but the thing is, I already have 9000 in cash to put down. I told the broker this because at first he said he wanted to help me with my offer instead of me getting my own agent. I guess he wants to get the commission from both sides or whatever. But the part I don't understand is, they actually put it in their listing that "owner financing is very possible" and plus they have had the house on the market for like a year now. I would think that they would be motivated to get this deal done but this broker is acting like he's too busy for me.

You're right. I just turned 25 and I don't really have a history. I just received all three reports and basically my scores are low because of inactivity. I have one collection for a phone bill but it has been paid for like four years now. I completed a car loan last year that I was never late on, but it only went on my transunion report. Ive leased two apartments in the last three years and I never messed up on them either. I assumed that would make my credit look good but I guess that didn't count for anything.

I'm really just trying to get cash so I can offer it to a guy selling his house for 11850. It seems like ever since I told the broker I intended on making a financing offer on it, he's been avoiding my phone calls so I just want to be able to offer all cash instead.

Hey BP members,

I live in the greater Philadelphia, PA area and I'm looking to take out a small loan, but according to the 3 credit bureaus I don't really have any credit history. I just tried my bank (a credit union) and they denied me.

So does anyone know of a lender where someone like me can have a chance at getting approved in the Philly area?

Any and all suggestions would be of great help to me right now. Thanks and advance guys!!!

Thank you guys. Any extra opinion helps in my situation because this is about to be my first purchase. I was trying to get a general idea of what it costs for a total plumbing overhaul, but really it just looks like I'll need some supply lines put in. There is a water Heater in the basement that looks like it's in working condition. There is copper missing in some places in the wall in the kitchen, and I didn't see any copper pipes connected to the sink in the kitchen. The sink is missing in the bathroom, and there is no copper there either. I think you guys are right about the measurements, they gotta be off.

No I don't have any pics, but that's how big it says on the listing. I walked through it with the sellers agent earlier this morning and it wasn't very big but I wouldn't call it tiny.
