Thanks Al. Is it normally hard to get approved for such amount??

This would be my first time buying a home, but I figure most home buyers are probably borrowing more than 45k when obtaining SFH with prices of 100k plus.

Should I be going to any type of specific lenders that specialize in condos??

How's it going BP members ?

I'm trying to estimate what my monthly mortgage payment would be if I put 10k down on a 55k condo. Property taxes are about 1500 a year and the HOA fee is 150 per month. About how much would insurance be every month with the condo being 900 sq. ft. plus a one car garage??

Also if I'm putting down 10k, how much can I expect my closing costs to be?? And do you guys think it will be hard for me to get a loan for such a small amount relative to buying a home??

An older friend of mine recently told me that me paying my rent every month with a personal check instead of a money order will have a positive effect on my credit. Anyone ever heard of this??

Has anyone ever tried getting their "free credit report card" from Experian on credit.com?? If so, is it really accurate? And does it really not affect your credit score like they claim??

The thought dawned on me a few days ago when I received a letter saying I was pre-approved for a $1000 credit limit from some card company or bank, whatever it was. When you read the fine print, they tell you you were" prescreened for this offer". I never signed up for it so I figure if their screening is affecting my score like an inquiry would, I gotta find a way to stop receiving these offers. I'm trying to start financing my first home next year, so right now I'm building my credit as much as I can. Don't need any inquiries setting me back.

Another thing I was curious about is that I used to only get the offers for $300 to $500. Then the other day this $1000 one comes. Is that an indication that my scores are going up?? I recently just paid off a car loan, so I'm curious to know just how much that affected my score, that's if there even was a positive effect period.

Hey again BP members,

Can someone tell me if the prescreened (or pre-approved) credit offers that come in the mail affect your credit score? I've learned from reading this forum that credit inquiries and credit checks affect your score negatively, so are these credit card companies running your credit before they approve you??

Or do they do some kind of soft pull that doesn't affect your score in the way a hard pull would??

How do they determine if you are qualified for their offer?? What exactly do they look at??
