What is realistic ROI for turn-key properties ?

- 8-10%

-10-12%

-12-14%

How should we evaluate/validate the rent and appreciation of turn key properties ?

I am first rental investor. My goal is to buy-and-hold

for passive income with ROI of 10-12%. I do not want

to spend lot of time and effort managing rental properties.

Towards this goal, I talked to few companies that

offer rental properties and also do the property

management and take care of everything.

I am trying to understand the Pros and Cons of buying

turnkey rental properties. All the experts, please let

me know the Pros and Cons of turnkey properties.

What are the things, I need to look for when buying

turnkey rental properties ?

What the pitfalls, I need to avoid ?

Is this a good approach to receive Passive rental

income (or) should I search the properties and do

all the work myself.

Any suggestions for a first time rental investor

like me are appreciated !!

I am looking to move my old 401k funds to Self-directed IRA.

What are the criteria, I need to look for, when selecting the custodian for SDIRA ?

I looked at two of them Horizontrust.com and trustetc.com as examples. 

I am trying to understand the pros and cons of each of the custodians and how do I chose one over the other. 

I am looking expert opinion from the experts in this forum.

I talked to several lenders/brokers for a loan for investment property. I was told by everyone that I have to wait for 7-years after foreclosure.

What are my options to get a loan for the investment property?

I have foreclosed my house in Apr'2010. I am looking for buy an investment property in the range of around 250-300k. I am ready to put down 20% and I have sufficient income to pay the mortgage and other expenses for the investment property. 

Every bank/broker, I talked to say that, I have to wait for "7-years", whereas it is only 4.5 years since my foreclosure.

As per the research, my understanding is that, my only option will be with "portfolio loan lenders"

What are my options for me to buy an investment property, considering the foreclosure. 

Also, I am first-time rental property buyer.

Any suggestions?
