Does anyone know any banks/lenders/brokers, who can offer 5/1 or 7/1 ARM loans on rental properties ? Every bank/lender, I have talked to says that, they only offer 30-year fixed loans on rental properties.
I see that, there is 0.75 - 1 % difference rate in interest rates between 30-year fixed and 5/1 ARM. I am trying to see, if it is possible to get 5/1 ARM loans on rental properties and improve the cash flow.
Can experts on BP share your thoughts and references on this ?

I use IRAservices.com as a custodian for SDIRA (rolled over my old 401k into SDIRA 2-years ago). What I see is that, there is quarterly fees, asset holding fee, asset purchase fee etc. So many fees are incurred every quarter and every year.
I am not sure, if there is custodian that has low fees for holding SDIRA accounts

I had a hard time finding lenders for HELOC on rental properties. I called several banks, brokers and lenders. Does anyone has success with HELOC on rental properties ? Can anyone refer me the lenders, who does HELOC on rental properties ?

I am looking at using 401k loan as a down payment. I see that, refinance is not possible within 6-months after purchase. Is this true ? How to do refinance immediately after closing(or ASAP after closing) ?

I have invested in one turnkey before 1.5 years. At that time, returns were ~10% with 25% down payment. With the recent increase in prices, I was trying to buy another turnkey now. Now, I am seeing ~7-9% returns with 25% down.
What I look for is the accuracy and honesty of turnkey providers than the numbers on paper itself
