We have a portfolio of section 8 properties, which most consider low quality. But the rehabs are well done, we average 3 to 5 maintenance calls per year, per unit. So i believe it subject to the maintenance, rehab/condition of the asset, background check of tenant, and relationship with the tenant. I believe the tenants treatment of the house is typically a reflection of the owners care of the property. And also your maintenance response time. Just my thoughts.
Thats a little long. 7 to 10 days. 2 weeks max.

Landlord state for sure. Usually can get a tenant out in 30-45 days. If they do not pay rent.

Wanted to reach out to the BP family to inquire about Investors in China looking to invest in US real estate. EB5 or not.

I will be in Hong Kong and Shanghai in July, and looking to network with individuals that are seriously looking to invest in apartments and value add investments. Especially in the Southeast US States.

Sorry I didn't answer your question completely. But in regards to the 30 and 90 day question. I would check with the attorney that closed the deal or speak with Attorney that's the Familiar with landlord tenant law. We all know California is a little hard nose with their tenant laws I don't want to give you advice that may not be correct.
