More LLCs more paperwork and annual cost. It is really about how much risk and exposure you are comfortable with.

I would call a mortgage lender and ask them. I t is hard to give advice because the bank/lender is going to look at your credit debt to income, etc.... Most banks will do a 203K to provide the funds for repairs.

That depends on the lease agreement. Most likely have to get the property under contract in order to get the details on the utilities.

If you do not know how to operate the property after acquisition, getting it at the best deal means nothing.

I would not let 2,3,4,5k stop you from moving forward, it just an excuse not to buy the property. You can make up the money over time if you know how to operate the property right.

I looking forward to the fall it will get a lot of the fake investors out the market. And create opportunities for individuals that aren't using all this loose cash that is circulating. 

I am stacking my paper up now to snatch some of the opportunity coming...

FYI: Make sure you get the policy where they pay you rent in acts of God. A tree fell on one of our rentals and it took 3 months to repair, the insurance company (state farm) paid rent for all 3 months. I think is called landlord/rental policy.

This is great!!!!

This only thing I do is open house showings for my rentals...Missed appointment/showings cost a lot of time and money.
