I'd setup a Google Voice account (free) if you're concerned with someone having your personal cell. At first it does make you feel a little awkward but as you receive more calls from angry callers you'll realize they don't have anything better to do.

A few weeks ago a gentleman went ballistic (screaming, cursing, etc.) on me to the point where he had to catch his breath. I asked him, "do you call domino's back when they send you a flyer?" he paused and said "....................SOMETIMES?!?" I had to chuckle.

Don't sweat it. Stay composed and be respectful.

@Mick Misra I haven't used them yet but I've heard great things from multiple investors - Fast Track [REMOVED]. They only work with investors and understand what the market will yield.

Michael,

What do you intend on doing with the property? Typically good deals are not found on the open market (I'm assuming because you mentioned listing agent). Personally I would attempt speaking with the listing agent and test the waters. Sometimes they won't give you any info but I've found that if you can spark a conversation they are more than happy to spill the beans. This should give you a sense as to what they are REALLY looking for and whether it's worth your time or not. By doing this the realtor will also know you are serious/interested. A "low ball" number (in the seller's eyes) blasted over blindly by someone they don't know is a shot in the dark. At least this way they will have an idea of what's coming.

My first deal came from a realtor that had a deal on the market similar to this. He spilled the beans..... I didn't end up getting that deal but 2 weeks later he referred me to a friend that needed to dump a house. It turned out to be a huge deal for me and I just closed today. The point of my story is to talk to everyone, you just never know where your next deal will come from.

That photo is a shot of the ceiling. It's on the wall and ceilings throughout the home.

I didn't look like mold to me but I have never seen damage from roached. It is red/brown in color.
