I have my GV number call me as my GV number and set that number with a specific ring so I don't even have to look at it to know what it is.  I don't know what platform you are using but on the iphone app you can easily go in and see your missed, received, etc.

Google Voice is good but it does have its limitations.  

I think I know what you are trying to accomplish....

The only way I know to make this work would be to forward your website number to a google voice number.  The google voice number will then call your cell phone and you'll always know when someone is calling off your website.  Also, you'll be able to track your calls, texts and voicemails via web or mobile through google voice.

You won't, however, be able to return calls as your website number.

Tile.  At least in my area the cost is almost the same between the two and the tile will hold up much better over time.

Coming from someone who didn't go to college, here is a suggestion....

Start working for a company that is doing what you will be doing someday (Fixing up older houses, dealing with those specific problems).  Ex - You wouldn't want to work for a new home builder if you're going to be fixing old houses all the time, you won't get the same experience.  

Create a plan, put in your time, work incredibly hard, learn as much as you possibly can about managing a project and what's involved from A to Z.  Once you have mastered this, you will have a valuable skill.  While doing this continue to educate yourself on real estate and networking with others so they can see your progress.  

Personally, I would wait on getting your license.  This will come in handy at some point but it is not a barrier to entry.  

If you are able to manage a project and sniff out a good deal, you shouldn't have a problem finding a partner to inject the cash.

Can you add a party to the contract or double close if you are looking to wholesale?  I know there are guys out there wholesaling these but I haven't attempted to implement this strategy yet.

A desktop appraisal is a "soft" appraisal of the property where the appraiser doesn't visit the property in person, but they perform all other aspects.  Since they don't visit the property the cost is substantially lower.  This may help in filtering the details.

I haven't purchased any properties from Net Worth, but we have partnered on multiple wholesale transactions together.  Having said that, I have been able to get a feel for how they operate and their integrity.  Everything I've seen has been on the up and up and I've built a close relationship with a couple guys here in Houston.  

Regardless, ALWAYS run your own numbers and consult with someone that has your interests in mind. Everyone has a different risk tolerance and you need to be comfortable before taking the plunge. A fairly inexpensive way to project ARV would be to get a "desktop appraisal".

Typically you'll find them to produce owner finance or lease option type deals. Since you are a rehabber, is that what you were thinking of doing with these properties? I personally haven't found any FSBO leads that warrant a wholesale or flip spread.

Hey @Derek Carroll  ,

If you don't already have a few "trusted" buyers that you've closed deals with, you can request a non refundable deposit and contract contingent on their walkthrough (typically a 1 day option) prior to them walking the property.  Their is almost no risk to them, but if they are willing to do some paperwork and write a check, it's just another qualifier.  You'll find out quick who is serious and who isn't.  

This is all assuming you can regain access at least once.  

On the next deal like this, do you have buyers that would accept a high quality video of the walkthrough?
