@Chris Bounds Agreed.  It baffles me that people don't answer their phone or have a system in place.  I don't think they ever ran the numbers on what each call costs.

We had a house in Maplewood that gave us a wake up call. In the beginning of the year, MLS comps were 318K (ARV 450K). We closed on the property just after the flood, had multiple delays with buyers and sold it last month for 270K. Our house never flooded but the amount of new properties coming up for sale as well as the stigma the flood, really hurt the value. Thankfully we had a huge spread in the deal and were still able to make it a win. Those flooded - rehabbed houses should be hitting the market here soon. It will be interesting to see what the retail buyers and appraisers are thinking.

The new builds should be fine - only trouble is most sellers in that area want pre flood ARV for their As-Is flooded house.....

Setup an account with PatLive.  They can take all your calls, ask a series of questions, and email you the lead info.  In addition, if the lead responds to certain questions PatLive can then try and patch you in live if you prefer.  This is currently what we are using.  It's impossible to think you can answer every call.  It's not always a perfect system, but it's a system.

I would reconsider calling back you missed calls.  There is sometimes missed gold in the missed calls/hangups.  Here's a personal experience:

Wow.  This business would not be anywhere near as exciting if I had to spend that kind of money for a return.   I would imagine your cash flow becomes tight at times.  Right now we are sitting at 10.09% YTD.  Ex: Spend $1,000 Profit $10,000.  You should be aiming for 10-20%.  

I would ditch the voicemail and would completely disagree with "hangups are not motivated".  I called back a hangup last year and cleared 38K on it.  It's sometimes hard, but don't judge the callers until you're sitting at their kitchen table.
