I have bought dozens of domain names and done work with Internet Search.  A good domain definitely  helps but I think that the business on real estate  investment that most people on Biggerpockets appear to be engaged in will not benefit by paying above the normal price of around $12.00.

In Georgia, (and I would suppose in FL) the HOA fines and liens go away with the tax sale BUT the HOA can impose a "transfer" fee that you as a new owner will have to pay. This could be a few hundred dollars but I have seen them in the thousands in communities with a high level of amenities. Best bet is to call the HOA to ask for any 'new homeowner fees'

Hello,

I am a small investor (mostly tax sales) and I would like to find a lawyer to work with in Atlanta/North Georgia.   My immediate need is to answer a demand from a city (Gainesville, GA) that wants  me to pay for the demolition of a house that its in the the lot next door adducing that "they can't tell where the house is".  Also, In the near future, I may need help with an eviction in Gwinnet county.

Thanks for the contributions. 

I did talk to an attorneys office about this and their answer does not differ from what people have said here.

- The quit claim  extinguishes the claims of the person signed the document. 

- There might be other people who have interest on the property and all of them would have to be located. 

- This attorney said that even if they did a title search to locate all the people and even if I get a quitclaims from everybody, there is no guarantee that the title insurance company would be willing to insure the title. 

This particular lawyer office does real state, sales title insurance and do tax sales work, so I figured they could put a plan together to make this happen but they will not do it.  They were quick to offer their hourly services to do a quit title action. (which is what I am trying to avoid due to its cost)

Hello,

I am in Georgia where in a tax sale you get a tax deed.  You then need to follow processes to first, foreclosure on the right of redemption, and second, do a judicial process to get a quitclaim deed. (which is insurable).

My question is. If I can get the former owner to sign a quitclaim deed, I should be good. right?

I can record that deed and that will be the end of it. Presumably, I can get title insurance as the owner signed and the ownership chain was not interrupted. 

Or, is it that the owner can't sign a quitclaim since he is not longer the owner !?

Any input on this will be appreciated.
