Thank you for the solid advice. It's nice to hear that others started out the same. I am hopeful and very motivated to keep going. I like the idea of getting financially prepped as a phase, that is smart. And so true. I am not in a financial position to buy anything right now. But I expect that will all change in just a few short months. 

I would love to learn more about Margin Loans,  I have never heard of this. I met with my Edward jones advisor today and we switched my 401k and Roth into an act that could invest in stocks. I thought this was my best bet, she wasn't much help and didn't give me much guidance on a strategy at all.

Great advice. I had planned to utilize the HR departments rather than the 'furnish finders' website. 

Thank you for this information! Great idea on calling about traveling teachers/lecturers. I will check out Arapahoe CC.

Yes, I attended my first meetup last Wednesday. We met at a coffee house at 630am. It was great and I learned a lot. I am looking forward to more of those. 

I have not been able to attend any of the evening meetups yet, but will look into those once settled into new home next month. 

Are there any of the meetups that are your favorites? What about them makes them your favorite?

Hi Brett, 

I am in Castle Rock CO, which is sort of 'out of city' compared to most areas. I am 3.5 miles from the first little town, 7 from the bigger town. The closest hospital is 5 miles, the bigger hospitals are 12-17 miles. Which is why I am concerned this may not work for travel nurses. 

I have not heard of 'digital nomads', I will look into that option. Thank you! 

I bought a 4BR 2BA home, and had planned to rent 2 of the 4BRs, this would mean they share the 1BA. But the rooms are very nicely spaced apart, and the Master BR (where I will be living) is clear on the other side of the home. The layout of this home was ideal for this.  

I just got off a call with my realtor, and he said the same thing about Air BB, I can adjust the search to be minimal 30 days, to stay within the HOA guidelines.

Yes, furnished finders is the site I am using for traveling nurses. I am planning to possibly go work one on one with the HR department of the hospitals near by and drop the furnish finders fee. I listened to a whole BP episode on how set it all up yourself without the website and reap more benefits + not have the fee involved.

Hello BP Fam, 

I am closing on my Co property currently. I have plans to rent 2 of the 4BR to traveling nurses. However, I was not in the BP community and did not know ANY of this golden knowledge when I bought my CO home. I knew I wanted to rent half of the rooms to traveling nurses, but other than that, I had no real solid plan. I did sub-par research on the surrounding hospitals, and learned there are hospitals in the area. Good to go, right, maybe not. Since then, I have learned the type and size of hospital matters. That being said, I really don't know how successful I will be at keeping my 2 bedrooms rented out to traveling nurses. 

Important info; I do have a very tiny HOA fee, and there is a rule 'No Air BB'. Which is fine, I really had no intention to use Air BB.

MY question; What are some other options I can utilize IF the traveling nurse plan plummets?

I have heard of a website for mid-term renting "30-day rentals' or something like that. 

Thought I would see if anyone here has any additional knowledge/advice.

Amazing Advice.

Wow, after only being a BP listener and member for under 1 month, my entire life has already changed. With all this new knowledge, I feel like I am coming out from under a rock! I have literally been living under a rock when it comes to this knowledge. 

I have never been more excited to learn about a new subject than I am now. 

Investing, real estate investing, tax-law, tax-liens. SO exciting :)

Well that wasn't helpful. 

The 'calculator' was a typo on my end. What I meant was I am using the rent estimator on BP. 

And apparently I can not edit my typo yet. 

I am in elementary school with this info and site.

I figured out the BP rent estimator does not like 'copy & paste. 

Next question;

NOTHING I put in the 'rental property calculator' comes out as a positive cash flow. It seems like I am still missing something. 

For the property taxes and insurance I am using the estimate on Redfin, but I am still confused is this estimate for 'monthly or annual'? I have been putting it in as monthly. 

I feel like I am doing something wrong. .

Wondering if anyone knows the trick to getting BP rent estimator to pick up an address?

I have experienced this a few times now and figured it must be something I don't know about yet.
