Thanks David, 

The BP community seems well versed in many avenues. I like asking questions and having mentors with other humans, on top of conducting my own research. 

I am a believer in 'never know until you ask'. If no one reaches me here on this inquiry, that's okay. I will get it figured. But, I think there must be some hard-hitting folks on here that know something I don't know about stock market, or have some wonderful resource that I don't know about.

Hi Friends. 

Looking for a strong advisor to jump start me into the stock market. I have been paying an Edward Jones advisor for the last almost 2 years, and maybe the answer is to switch. 

thought I would reach out to the community for advice. I am new to being bold in investing.

I am feeling a lot of “Rich Dad,Poor Dad” in your post.It sounds like something he would say. What a great book. .


I do feel like I should be making moves again. Even though I am not even closed on my 2nd property yet. I am just so excited to be learning all of this information! I know I have a lot to learn & I’ll keep chipping away. I also know my why is to creat financial freedom which will allow me to better help others.
I see your passion in helping others, I carry that same passion. 
all of this is for something much bigger & that involves helping folks.

Just moved here to colorado in December 2022, from Oahu, Hawaii. 
after living on a gorgeous island for 8 years I needed to get back to the mainland, for many reason. One, to buy a single family home that I could afford and that was large enough to rent part of it.
colorado was a winner for me because of the beauty, clean air, so much to do outdoors and the realistaste in comparison to hawaii is affordable. 

I am in process closing on a home here, and I am super stoked. 
Colorado is higher than mid-west for good reason. The mid-west is a terrible place to live -LOL!  I grew up in Ohio & lived there 30 years.
Realistaste is priced at price points for legit reasons.

I suggest looking at some areas just south or slightly north of Denver, not right in Denver. There are multiple options here to buy duplexes. With the cash you have you could even buy a multi-unit and get yourself in one of the units. Live there 6-12 months while you scope the area and then decide where you really want to go in CO. 
there is so much beauty here & many options. Southern Colorado is much cheaper. The entire state is gorgeous!

Don’t let the prices scare you.

We get what we pay for & buying in the mid-west, in my opinion, would be a huge disappointment- if you’re looking for clean air and outdoor beauty, the mid-west won’t provide that.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $575

Will be renting 2 of the 4 rooms to traveling nurses.

What made you interested in investing in this type of deal?

I needed to get out of the apartment/ condo life. I wanted a house big enough to live comfortably while renting out half of the rooms.

How did you find this deal and how did you negotiate it?

Redfin
Used a realtor found from BP podcast

How did you finance this deal?

VA loan
$0 down

How did you add value to the deal?

Haven’t yet but I will
It’s a new build so not too much to do there, that I know of, yet.

Lessons learned? Challenges?

Should have made first offer and walked away but I wanted it so I negotiated and paid $10k more than original offer and $5k under asking.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes.

Hello everyone!

Brand new here. 
about 4-5 episodes into BP podcast. Finishing up “Rich Dad, Poor Dad’.

Just bought my 2nd property. 
looking to become a strong investor & find assets that work for me even when I sleep.

Kind of lost where to start from here.

I have an infant portfolio w/ Edward Jones & I am looking for a new advisor within the company or open to move investments.

Any advice is appreciated.
