Hello BP Nation,

Any recommendations for a tried and tested local portfolio lender in Cleveland, OH?

Thanks!

Hello, I am an out of state investor from California looking at the Ohio Market, I was wondering what would be best practices to get financing for deals less than 70k, banks and lenders I have contacted have mentioned they dont finance deals that low. Also, if the ARV is near 100 would using hard/private money work and then refinancing? I am assuming it would be smart to have that discussion with a bank/lender if they were going to be able to refinance before doing so.

My go to lender will be able to do this. Would love to send an introduction for you.

I find myself in the same boat. I'll reach out to you.

Thanks for your input, @Chris Seveney. The numbers were really great. I lost out on the deal though because my offer was a few hours late. I'm really grateful to all the numerous lenders who reached out. I know exactly where to go when next I need hard money. The support from you all is much appreciated.

Hey @Vannel Dzigba,

have you considered a hard money lender like www.kiavi.com or someone comparable?

Not yet, Ryan. Will check them out. Input much appreciated.

Hello BP Nation,

I'm working out a great MF deal in Cleveland, OH and would need a hard money lender on board. It's a 100% cash-only deal.

Further details are available on request. Please reach out to me ASAP and let's make this happen.

Cheers!

I have access to 600+ lenders nationwide that you can speak to. Let me know if you would like me to send you that list.

 Hey Alfath,

Could you kindly share that list with me as well?

Just curious...Did you do the first deal as well with your partner? Or this is the first deal with him/her?

Hey Vannel, I'm a local investor and agent here in Columbus, Ohio. I own quite a few investment properties. I love Columbus, Ohio because of, like many others here have said, there's an amazing combination of cash flow and appreciation. If you want strictly cash flow, Cleveland is definitely better. But if you want amazing, cash flow and appreciation, Columbus is an awesome choice. Plus, it's the only city in the rust belt that the population is growing and Intel is building a gigafactory here so it's a huge population and job growth catalyst. I just helped a client close on a 26% CoC deal here in Columbus so there are still tons of amazing deals here. If you have any questions or need help with the Columbus market, would love to help!

Thanks for the input Jimmy! Let's connect and take the discussion further.

You might want to follow the "Deep Dive" series we're doing on our BiggerPockets blog about Metro Detroit cities, City of Detroit Neighborhoods and comparing Metro Detroit to other hotspots investors usually consider:

https://www.biggerpockets.com/member-blogs/3094/99854-deep-dive-into-metro-detroit-cities-ecorse

(BP search feature can be problematic, so we’ve also added links @ our website under View Cities & Neighborhoods We Service)

Doubt you'll find this much info for any other market in the country. So, why would you invest remotely anywhere else?

Please send us any feedback via email, as we do not use the DM feature here.
Also, if you like our response, please don’t be shy about giving us a vote😊

 Thanks Drew.

Will review the links you shared and reach out to you via mail.
