@Ricky B. Have you considered vacation rentals by Disney?  Disney brings in 20 million people a year to the area. Surely a few of them need a place to stay.

Have you considered vacation homes in Orlando? May be ideal for your situation since you are living out of state and many of the providers have management groups that completely take care of your property and its occupancy, while allowing you to still earn a decent return. I know one vacation home builder in particular that offers a great product and has national recognition. Might be something to look into.
