Hey guys, 

Do you own or know of a multi family property in Nevada or Florida that's currently under-performing?

Need to get rid of the headaches and move on with your life?

I'm currently looking for Multi Family properties in Nevada and Florida. My team's ready to roll and take the stress off your hands. We are seeking properties that have between 20-30% vacancy, higher then average (45%+) expense ratio, and/or room for upside in rents

Not looking for anything that needs major renovation. No class A properties. We can move quickly. 

If you have or know of anything close to these parameters, please send them my way.

Post: Help!! My Wife Only Gave Me $10K

Something I learned long time ago from Robert Kiyosaki at a Real Estate seminar in L.A. back in 2004... said that if you're starting out and have $20k to invest, invest it in education. Then take action on that knowledge you gain. If you go in without knowing what you're doing, might as well kiss that $10k goodbye. Give yourself the best odds to succeed and earn the trust of your wife by knowing what you're getting into, doing it right, and showing her your results. Educating yourself is vital. Along the way, you'll surround yourself with the right people(it's happening now) who can help you take steps towards your goals in the right way.

 Hey Shawn, I'm also in the Vegas area. Welcome! However, I'm fairly new as well to BP, it's been a great experience thus far. People in here are really helpful and like minded. My brief tip would be to keep educating yourself, and take action on the knowledge you learn. Start networking online and offline and let people know you're here and what you're interested in. 

You'll eventually attract the right people into your circle by giving value and helping others to the level your knowledge allows. Looking forward to connect with another local business person.

Multi family is the way to go in my opinion. Although I've invested in SFR before, I've been studying multi family/ commercial for about 10 years now. Banks more look at the income producing asset rather then the borrower but having a great team behind you can be part of the influence. My advice is to start working on getting your team together.Attorney's, property managers, etc, and let them in on your investment strategy so when you're ready to pull the trigger on a property, you're ready to roll.

Hi, I'm Tony from Las Vegas.. Lived here for the past 12 years, originally from the white sandy beaches of Florida. I'm looking to connect with like minded leaders in the commercial RE space. My primary focus is value added "Multi Family" (50+ units) properties. I've been in RE since 2005 and I'm ready to take it to the next level by solidifying a serious investment group to close 11 comm deals within the next 5 years.
