Hello everyone.  Has anyone joined a mastermind group?  I am looking to join a  flipping mastermind group and am interested in hearing your experiences with them.

I have sold some in these zips and it depends on the monthly hoa fees compared to rent being collected which I am sure you are aware of.  Also in the zips you mentioned, it depends on who manages the condos.  Some property managers are good but some that I know of in these zips are poorly managed.  You want to do your due diligence and get as much info from the hoa as you can.

I agree with Curt.  This may affect your marketability of the property and give the tenant a reason to either not rent your property or try to  negotiate  a lower rent.  Especially when other landlords in the area do offer washer and dryer hookups.

Tell me more about your project.  Is this for a fix n flip or rental?  Will you need them for several projects or one time thing for now.  I know of several, but I use certain ones for certain projects.

Joe Kirkland is a good real estate closing atty and he is very active with the local REI club called Memphis Investors Group. He can answer questions regarding tenant issues. I also like Jeffrey Lee, Esq who is good eviction atty that a few of my clients have used with success. I just inboxed you their info.

Depends on what your budget is and what part of Frayser.  Some parts of Frayser I would avoid, but then there are some areas that are more stable and provide good returns.  Be sure to do your due diligence on the area as it varies from street to street.

4% is a good rate in my opinion.  They are all over the board right but 4% is good for a cash out refi
