This is really not a good return on investment. On a $300k investment I would expect a 20% profit. You would only make $10,000 and would be splitting that. Not to mention closing costs for the buy and sale. I would not do this deal.

Yes there are 2 taxes. One for city and one for county.

Is there a real estate broker involved in the transaction representing either side? If the seller is using a real estate broker then the seller's broker can override the seller not wanting to sign and refund your earnest money. You signed the contract under the assumption that you would close the end of November ,not dragging into December while guests continued to rent the property. If a broker is not involved then yes you need to get an attorney involved. I am in Memphis, TN and know several here but none in Gatlinburg, Tn. Please private message me if you need a referral.
